BE CONFIDENT IN YOUR INVESTMENT:
The developers are "hands on."
They pay attention to detail and are accountable.
They're relying on a lifetime of experience
to create someplace truly beautiful and unique.
The open layout contributes to your happiness
and sense of well-being.
The developers look forward to face-to-face interaction with Woodland Heights property owners as property owners themselves, not distant out-of-towners operating through property managers or a complex corporate structure.
NEIGHBORHOOD DESIGN PRINCIPLES:
1. Well designed neighborhoods make for good neighbors.
2. A little uniformity in landscaping and a subdivision theme increases land and home values and is aesthetically pleasing to the eye, making it a pleasure to come home.
3. CCR's (Conditions, Covenants & Restrictions) & a Property Owners Associations ensure that all property owners maintain their property in good order. This enhances the overall appearance of the neighborhood and increases owners' property values. There would be no need for CCR's in a perfect world but without them you could be stuck with a neighbors who use rusty cars for yard ornaments, CDX plywood for siding, poultry netting for fencing and never mow theirs lawn!
On the other hand POA's can be a burr under the saddle if the CCR's are unduly restrictive. CCR's should only be restrictive enough to protect your investment but not so restrictive as to interfere with your life.
4. Although POA's are necessary to have a nice neighborhood, nobody wants to pay $100's per month for POA dues!
5. "Zero property line" lots mean just that, ZERO property. A Las Vegas/Phoenix style 10' back yard enclosed by a solid block wall more resembles a jail cell than living.
6. Yard work is mentally and physically good for a person. Just the right size lot contributes to good physical and mental health without robbing precious time.
7. Tract housing lines a developer's pockets with cash but the quality of the homes typically leaves much to be desired. Woodland Heights prefers you build your own home (builder of your choice) from your own plans to create a diverse, beautiful, and interesting community.
8. Golf courses are great for property values! They provide separation & scenery. They infuse life into the neighborhood.
9. The outside of a horse truly is good for the inside of a person (Winston Churchill, paraphrased) and you don't need to mount one for the benefit; Just seeing them grazing in the neighborhood engenders a relaxed, tranquil feeling. Actually having a place to ride one without burning a tank of gas is a true bonus few people in today's world are privileged to enjoy.
10. While country life is great, so is having easy access to city conveniences. Louisville, 78 miles; Lexington, 80 miles; Nashville, Cincinnatti are just a couple of hours away.
11. Country living is the way of life. It is an attitude nurtured by like-minded people that includes open space, animals, vegetation and a sense of living more harmoniously with nature. Today it is called "green" living...we just plain call it living!
The Developers established criteria for what would make an ideal place to live and began searching for such a place. Their quest took them to the heart of Kentucky.
